The Bauhaus Guide to Real Estate Investing
Years ago, I attended art school and on the side, I built furniture for an artist in Dallas.
I fell in love with the simplicity of the Bauhaus school of design and today, I want to talk about the Bauhaus guide to real estate investing.
I know, if you don't have a background in art or design you may have never heard names like Walter Gropius, Hannes Meyer, or Ludwig Mies van der Rohe.
That's ok as they are not the focus of today's post.
What I'd like you to take away from this concept is the simplicity of design.
The Bauhaus was known for simply unifying art, craft, and technology to design furniture, wallpaper, architecture, and other common elements.
As we think about real estate investing, it can be complicated and downright complex.
My goal here is to simplify the process of investing in real estate through a system designed with the investor in mind.
Multifamily apartments have a lot of complexities. Putting deals together requires complex negotiations and hours of underwriting and planning. It takes attorneys, lenders, and several inspection periods.
The due diligence alone is a 30-60 day process. Don't forget millions of dollars in fees and down payments.
After the acquisition phase, asset management comes into action. This phase is the day-in and day-out operations of the property, execution of any stabilization or remodeling, and accounting of investor funds.
For most investors, just the acquisition is more than they want to take on, so they stick with investing their money in single-family homes, small four-plexes, and things they feel like they can manage better.
Here's where the Bauhaus guide to real estate investing comes in. Remember the concept of unifying art, craft, and technology when you think about Bauhaus.
In real estate, investing is both an art and a science. It is an art to structure deals that others don't see. It is an art to design assets and stabilize properties that are a mess. It is a science to know the numbers and negotiate the right deals.
In real estate craft comes down to the operator's skill set. It's just pure craftsmanship to see a designed business plan come together. Often there are hiccups along the way that a true craftsman can navigate and solve the problems turning a profit.
Finally, modern real estate investing is a matter of utilizing the most modern technology to drive the business plan. Through technology, investors can monitor activity in their portfolio with a few clicks of a button.
Through technology, operators can communicate on the assets in multiple states with a few trips annually. Tech has changed the way we do business.
Today's investors can create a multi-million dollar real estate portfolio simply by leveraging the art, craft, and technology of good sponsors!
Investors are able to enjoy their time while the operators work the plan.
Investors can enjoy a simple Bauhaus investment plan that is simple in design without all the fancy decorations that get in the way.
Find the operator you trust with a proven track record and your real estate portfolio is the closest thing to autopilot possible.
